When every butt joint on a wall has opened and the bottom laps are soft along the whole run, section repair is patching the minority of the wall that is still good. That elevation is due. On a Spring house it is usually the rear or a shaded side, and the brick front stays out of it.
Production builders of the 1970s through 1990s put brick on the front, sometimes wrapped to the sides, and hardboard on the gables, the upper story and the rear. Fifty years later the brick is fine and the hardboard has spent every one of those years under a pine, on the side of the house that never gets sun. So a replacement here is rarely the whole house. It is the rear elevation, or the rear and one side, or the gables. The contractor should walk each wall and give each one a verdict; the section repair page is for the walls that pass.
The old boards come off to the sheathing. What is found there decides part of the scope: sheathing rotted behind the worst boards, house wrap that was never there on a 1970s house, window flashing that was a bead of caulk. Sheathing gets replaced where it has gone, a weather barrier goes on, windows and the roof-to-wall line get flashed properly, and the new siding, almost always fiber-cement, goes up with the bottom course clear of the brick ledge and the grade. Paint is a step in this job, not a separate service; it is the last thing the crew does.
A replaced rear elevation in fiber-cement next to remaining hardboard on a side wall paints to a single color and reads as one house from the yard. The lap exposure is matched to the original, the trim is replaced to match the front, and the association’s color rules are followed, which in most Spring communities means a submission before work starts. Not if it is brick, which on most Spring houses it is. Each elevation gets its own verdict.
Paint does not hold on a board that has swollen and moved. Painting sound hardboard is maintenance; painting failed hardboard is a season’s delay.
Material changes, which fiber-cement for hardboard is, typically go through the architectural committee even in the same color. Ask the association; the rules differ between them.
Say which wall and what shades it. A contractor gives every elevation its own verdict.
